Ruiz & Nicholson Investments brings together investment oversight, development coordination, and in-house construction execution under one platform.

Led by Kenneth Nicholson and Enriqueta Ruiz Nicholson, the firm combines decades of Arizona homebuilding experience with a focused strategy in ground-up luxury spec homes across Phoenix, Scottsdale, and Paradise Valley.

The broader platform includes development support, construction operations, bidding and pricing coordination, and a network of third-party professionals across legal, accounting, engineering, insurance, and transaction support functions.

Kenneth Nicholson

Principal | Builder | Lead Operator

Ken Nicholson is the Lead Sponsor of R&N Fund LLC and Principal of R&N & Nicholson Investments, LLC. His career spans 45 years in custom home construction, with 2,000+ homes built across Arizona. Ken and his wife Enriqueta jointly own the three operating entities behind the fund: RNI (Fund Manager), RND (Deal Sourcing), and RNC (In-House Construction).

Enriqueta Ruiz Nicholson

Co-Principal | Director of Operations

Enriqueta Ruiz Nicholson serves as Co-Principal and Director of Operations of R&N Fund LLC. She is responsible for operational continuity, investor relations, and day-to-day fund management. Enriqueta is a 50% joint owner with Ken of the three operating entities behind the fund — providing documented key-person succession and full operational continuity.

George Nicholson

Development Support | Deal Sourcing and Research

George Nicholson was born and raised in Arizona's Valley of the Sun and has spent his entire career in the construction industry. Growing up in one of the nation's fastest-growing real estate markets has given him a deep understanding of local neighborhoods, development trends, and construction opportunities throughout the Phoenix metropolitan area.

As the lead for Deal Sourcing & Acquisitions Research, George is responsible for identifying potential investment opportunities, conducting preliminary market research, evaluating properties, and assisting with acquisition analysis. His construction background allows him to assess project feasibility, renovation potential, development costs, and value-add opportunities before a project moves into underwriting.

Working closely with the Ruiz & Nicholson team, George helps ensure that each opportunity aligns with the firm's investment strategy, focusing on luxury residential development and high-quality real estate projects throughout Arizona. His local market knowledge and hands-on construction experience provide a valuable foundation during the earliest stages of every investment.

Brad Cervantes

Senior Construction Project Manager

Brad Cervantes brings more than 28 years of construction experience to Ruiz & Nicholson Construction, with a strong background in both field operations and project management. His hands-on expertise includes framing, roofing, flooring, and electrical work, providing him with a well-rounded understanding of every phase of residential and commercial construction.

As Senior Construction Project Manager, Brad oversees projects from planning through completion, ensuring quality craftsmanship, efficient scheduling, budget control, and jobsite safety. He is committed to delivering exceptional results while building strong relationships with clients, architects, subcontractors, and project teams.

Brad's extensive industry knowledge, attention to detail, and leadership make him an integral part of the RNC team, helping deliver projects that reflect the company's commitment to quality, integrity, and excellence.

Davida Nordahl

Office Manager | Bidding and Pricing Coordination

Davida Nordahl is an Arizona native with a strong background in both the financial and construction industries. She began her career with one of Arizona's well-known banking institutions, where she worked in the mortgage and litigation departments, developing expertise in financial documentation, organization, and client service. She later transitioned into office management, bringing years of experience supporting construction and financial businesses. At Ruiz & Nicholson, Davida oversees daily administrative operations, coordinates communications, and helps ensure projects and business processes run efficiently. Her professionalism, attention to detail, and commitment to exceptional service make her an integral part of the Ruiz & Nicholson team.
