Ruiz & Nicholson didn't start as an investment firm. It started as a builder.

Ken Nicholson spent 45 years building custom homes across Arizona. Over 2,000 homes. He has worked with the same trades for decades. He knows the ground, the market, and the buyer.

Five years ago, Ken and Enriqueta started developing their own spec homes — luxury ground-up builds in Phoenix, Scottsdale, and Paradise Valley. Not because they needed to. Because after 45 years of building for other people, they wanted to build for themselves.

That is where the investment platform comes from. Not from a capital raiser deciding to get into construction. From a builder deciding to open his platform to accredited investors.

Land acquisition, entitlement, architectural design, and market positioning.

In-house general contracting, site management, and physical execution.

Most private real estate platforms are capital raisers who partner with builders. Ruiz & Nicholson is a builder who opened a capital platform.

That difference shows up in three places:

1. Cost discipline. Our internal bidding and pricing process runs through our own office. We know what things should cost because we have built here for 45 years.

2. Execution speed. We do not wait on a general contractor. We are the general contractor.

3. Quality control. Ken has personally overseen thousands of builds. His standard is the standard on every Ruiz & Nicholson home.
